Modern Mill House
The compact one. A shed-roof studio-style home with a narrow footprint built for alley-loaded and tight infill lots, and small enough to qualify as a second ADU.

Inside the Modern Mill House
What it could look like finished.
Concept renderings based on the plan. Finishes, fixtures and furniture are yours to choose; the layout is built exactly as drawn.

Who it's for
A homeowner who already has one ADU, a lot that can't fit anything wider, or anyone who wants a high-design rental without giving up the whole backyard.
The lot it wants
Narrow side yards and alley-loaded lots in Bend's older neighborhoods. At 500 square feet it also meets the City's size limit for a second ADU on a lot.
Designer
Sierra James Construction (architect Ian Burgess). Free to permit in Bend; the City of Bend licenses the plan for permitting inside city limits. Revisions to pre-approved plans aren't allowed, so the home is built exactly as drawn, with only the options the set already includes.

Optional covered patio extensions are part of the approved set, so you can choose before permitting.
